is it a later modern style one part filter or the older element that goes in a outer canister,

if the old style filter the seal is 272539

from my 110 2.25 petrol engine parts book

The older paper element inside the cannister . Many thanks mate . Q

Lets hope the new seal cures the problem,

just another thought is the outer canister in perfect condition, not bent or dented around the sealing surface.

Well, did check it fr smoothness , it hasn't leaked in years , then started leaking after 3 months  after changing the element :( Q

Dry fit the canister, ensure it seats into the groove. then fit the seal. A smear of oil on the canister will leave a witness mark, so you'll know if it's not secure.
